Project: A new student housing development

Location: 871 E. 13th Ave., Eugene

The Duck Store is developing a 107-unit student housing complex on East 13th Avenue in Eugene.

Construction on Flock 13 broke ground earlier this year with the demolition of buildings that once housed Toxic Wings X-Press, Bobahead bubble tea house, Caspian Mediterranean Café, Oregon Colors clothing store, Simply Mac and the former Dudley’s Kampus Barber location, which moved to Alder Street.

The roughly 93,000-square-foot building will include a mixture of studio, one-, two- and three-bedroom units for a total of 188 beds, according to city permits.

The seven story building was designed by Eugene-based Rowell Brokaw Architects and will include an exterior refresh of the neighboring Duck Store building.

According to Rowell Brokaw, the building will be H-shaped and feature amenities such as secure bike storage, pet washing areas, shared common space and a second floor terrace. The ground floor of the building will be used as retail space.

Flock 13 is one of several high-rise student housing complexes that broke ground on East 13th Avenue earlier this year.

The building is expected to be completed before fall 2024 and The Duck Store will remain open throughout construction.

John Hyland Construction, of Springfield, is the building contractor on the project.
