16th St Apartments is a 39-unit affordable housing development in the North Springfield neighborhood. These apartments will provide a mix of studio, one-bedroom, and two-bedroom units for low-income seniors, individuals with disabilities, and survivors of domestic violence. The courtyard-style building has robust community space designed to promote security, foster community building, and complement existing neighborhood buildings.

From the large scale to the details, the building is designed to meet the needs of seniors and individuals with disabilities. The building will be elevator-served and all unit bathrooms will accommodate a turning circle. Details like non-slip flooring, lever-type door hardware, and easy-to-grasp cabinet pulls will be specified.

The defining feature of the project is the community courtyard, with more than 6,000 square feet of open green space for residents, their families, and visitors to enjoy. The design creates a safe, secure, and inviting interior courtyard. The covered walkway and courtyard plantings provide shade and shelter year-round, and the protection created by the courtyard form enables residents the ability to enjoy the outdoors in shoulder seasons. A community room of over 400 sf and a resident services office can be accessed from the street or from the courtyard.
