The Glenwood Riverfront is a rare gem: a nearly pristine reach of river that is accessible with a low bank in several locations. A visit to the site reveals its connection to Springfield’s downtown and the wider region, while also providing a contrast—a strong connection to the Willamette River. The roughly 30-acre Glenwood Riverfront site is more than ready for a place-based vision and approach that can leverage this juxtaposition. The resulting mixed-use development has the potential to embody Springfield’s sense of past, current, and future identity, while meeting local market demand and development realities. The master plan will flesh out core principles of the Glenwood Refinement Plan with new detail, realism, and inspiration.
Working with the Springfield Economic Development Agency (SEDA) and City staff, elected officials, and private property owners, our team will create a master plan with the following attributes:
Celebrate unique qualities of the site, especially the proximity of the river
Provide a crucial balance between certainty and flexibility for future development
Align with real estate development economics unique to the Springfield-Eugene region
Build on incremental progress to date and explore adjustments that make the vision stronger
Reflect community priorities for the area
Define an evocative, resilient physical framework that the community and property owners agree upon
For the Glenwood Riverfront Master Plan, Rowell Brokaw will take the primary lead, with Walker Macy co-leading on the conceptual master planning and refinement. ECONorthwest will act as key advisors to guide the development programming process. The Satre Group will take the lead in bringing the master plan through the land use process. Other key experts include KPFF Consulting Engineers for civil engineering, Inter-Fluve for environmental engineer, and Toole Design for Transportation and Engineering.
