Earth Advantage Multifamily Platinum Level Certification
Crosswood Apartments is a new, cross-laminated timber (CLT), 6-story apartment building, the first utilizing this unique structural system in Eugene. Located on Garden Avenue, adjacent to the University of Oregon’s Riverfront Research Park, Knight Campus and the Willamette River, the narrow site is developed with an innovative pinwheel scheme that fulfills daylighting setbacks while creating a variety of units. Units facing north overlook a historic waterway with views to the Willamette River. Landscaping offers ground-level units privacy and raised porches. A landscape entry courtyard leads to the main entrance allowing for semi-private outdoor space that connects to a ground-floor amenity Club Room. There is resident parking accessed from the north side under the building with additional parking accessed over a new bridge that spans the Millrace waterway. The CLT floor system allows for nearly 10' exposed wood ceiling heights for all the units. The windows stretch to the ceilings and provide monumental views and natural light. The building is clad with recycled metal panels, brick, and composite fiber rainscreen systems. The project was financed using federally backed HUD financing through the 221(d)(4) program for market-rate housing. This program required extensive federal environmental review that has led the building to receive an Earth Advantage Platinum Certification.
