One East Broadway, LLC signs New Tenant
The One East Broadway Building is indeed transitioning along with the rest of downtown Eugene. Earlier this month One East Broadway, LLC signed on a new tenant, FabTrol Systems, Inc., who now officially occupies three levels of the building—the basement, the ground floor and the mezzanine. Rowell Brokaw Architects is located on the 3rd floor of the One East Broadway Building and did the tenant infill design.
FabTrol Systems, Inc. is a leading supplier of steel fabrication management software and markets and distributes its software to steel fabricators around the globe and is supported through its network of global offices in Australia + New Zealand, Canada, China, UK + Ireland + South Africa.
President & CEO, Ewen Dobbie was immediately taken with the steel structure of the One East Broadway Building, and eager to relocate FabTrol's corporate offices to this location in the heart of downtown Eugene.
Facing Kesey Square and visible from Broadway and Willamette Streets, One East Broadway has become a landmark building, unusually memorable and recognizable for a relatively small downtown building.
Building owners Kaz Oveissi, a prominent downtown retailer, and architects John Rowell and Greg Brokaw set out in 2005 to purchase and improve the One East Broadway building. John Rowell says: “Its unique, high quality interior and exterior come from its history as the Equitable Savings and Loan, and the total transformation we did when we bought the building.”
Built in 1961, the original building won an AIA design award for its open, modernist, transparent steel and glass structure. Then in 2005, it was re-invented by the current owners to become one of Eugene’s prime retail and office locations, and won another AIA design award for the renovation.
Many of the improvements are invisible to a passersby, but were key to making the building more comfortable and energy efficient. The heat source is now gas, the chiller is new, and the air handling system has nine zones, digitally controlled.
Jesse Elliot of 2G Construction managed the FabTrol remodel project. Subconsultants included JB Electric, Northwest Wall Systems, IES, Brothers Cleaning Service, Inc., Bryan Matthews Painting, Emerald Door & Glass, Technicraft Heating and Air Conditioning, Overhead Door Company of Eugene/Springfield.
